Artist Lounge – Space Rental Agreement

Rental Rates, Minimums, Deposit & Payment:

-Lobby: $139 per hour, minimum 2 hours, capacity up to 40 people

-Art Room: $139 per hour, minimum 2 hours, capacity up to 15 people

-Studio (Rehearsals Only): $139 per hour, no minimum required, capacity up to 60 people

-Special Events (2 Rooms): $279 per hour, minimum 3 hours

-Special Events (3 Rooms): $359 per hour, minimum 3 hours

 

-Clean Up Fee (Special Events): $50–$350, added to the final bill post-event.

-Damage Fee: Cost of repair or replacement for any damages to Venue property.

-Overtime Fee: Events exceeding the contracted rental period will be billed at 1.5x the hourly rate, rounded to the next half-hour.


-Payments: A 50% non-refundable deposit is required to secure the booking.

The remaining balance is due no later than the day of the event.

Payments may be made by credit card, debit card, or Zelle transfer.

 

-Cancellations: Client cancellations result in forfeiture of deposit.

If the Venue cancels, all payments will be refunded in full.

2. Catering & Food Policy

Catering available upon request or Client may provide outside catering with advance approval from Venue.

All catering vendors must provide a valid business license and insurance, if applicable.

Food and beverages are permitted only in the Lobby and Art Room.

Absolutely no food or beverages allowed in the Studio.

Venue staff may provide and sell non-alcoholic drinks and light snacks during events.

Alcohol: Alcohol service requires advance approval and may require an ABC permit and/or licensed bartender.

3. Furniture, Equipment & Setup

Venue provides conference tables and chairs for up to 12 attendees in the Art Room.

For large events (up to 80 attendees), Client must arrange additional furniture rentals at their own cost.

Lighting and sound equipment available upon request and subject to Venue approval.

All decorations must be free-standing or attached with non-damaging materials. No nails, tacks, or adhesives allowed on walls, floors, or ceilings.

Candles, open flames, confetti, and glitter are strictly prohibited.

4. Client Responsibilities

Client and guests must respect Venue staff, property, and other guests.

Setup and cleanup must occur within the contracted rental time. Additional time will be billed as overtime.

Client assumes full responsibility for any loss, theft, or damage caused by Client, guests, vendors, or contractors.

Client must ensure noise levels remain within city ordinances and respect neighborhood quiet hours.

5. Insurance & Liability

Venue is not liable for theft, injury, or loss of personal property.

Depending on the event type and size, Client may be required to provide a Certificate of Insurance listing Venue as “Additional Insured.”

Client assumes all liability for their event and agrees to indemnify and hold harmless Artist Lounge, its staff, and affiliates.

6. Security & Staffing

For large events (over 80 attendees), Venue reserves the right to require security personnel at an additional cost.

Venue will provide at least one staff member on-site during all events to monitor compliance with this Agreement.

7. Termination of Agreement

Venue reserves the right to terminate the event immediately, without refund, if:

Illegal activity occurs on the premises,

Client violates alcohol, safety, or occupancy regulations, or

Guest behavior poses risk to Venue property or safety.
